Cancellation Policy
- Cancel at least 24 hours before arrival to avoid charges
- No-shows will be charged for one night’s accommodation
- Group bookings and special events may have different cancellation terms
Damage & Liability
Guests are financially responsible for any damage to property, furnishings, or equipment during their stay. Additional cleaning fees may apply for excessive mess, smoking violations, or pet-related damage.

Pet Rules
- Pets must be current on all vaccinations including Bordetella (kennel cough)
- Pets must be supervised at all times
- Dogs should not be left unattended in rooms
- Pets must not disturb other guests
- Owners are financially responsible for any pet-related damage
Note: No pets allowed in the bunk room (Katahdin). Service animals are always welcome and exempt from pet fees per ADA guidelines.

Additional Guest Fees
- Children 12+: $15/night (charged as adults)
- Extra Adults: $15/night beyond base occupancy

- No smoking within 25 feet of buildings (Maine law)
- Marijuana smoking in public prohibited
Designated Smoking Areas
- Summer: Gazebo in yard only
- Winter: Driveway area by garage only
- Please use containers provided for cigarette butts
Enforcement: We reserve the right to deny lodging to anyone who does not comply. Violations may result in removal from property and additional cleaning fees.
